Inefficiency in building retrofit processes - TES energyfacade cases evaluated

Lean construction research has identified inefficiency in building design caused by rework, redesign, delays and changes. However, little is published distinguishing new built from refurbishments and few studies illustrate cases using standardized elements in building retrofits. This research presents three building refurbishment cases of various extent, realized in three different countries, and all using prefabricated timber-based elements. Processes on site are compared with regard to the use of pre-designed components, the role of the site manager and the line of command. The discussion identities their strengths and weaknesses. The conclusion is that despite the use of standard modules inefficiency occurs. Challcngcs derive from work on existing structures, but also contractual, design and building conventions. Building refurbishments using prefabrication require the support of standardized processes. Research leading to these results is part of the transnational WoodWisdom-Net Research Programme, project Innovative lean processes and cooperation models for planning, production and maintenance of urban timber buildings. leanWOOD.
